A brand-new pump is included, it just needs to be installed.- Electric side of the water heater is not working. The gas side works fine and heats water normally on propane.- Soft spot in the floor just in front of the sink from slight past water damage. It is steady and still looks fine, but you will feel it.- Possible water damage near the front slide by the TV. A previous looker pointed it out; I never confirmed it. Inspect it for yourself.- Toilet water line at the back was replaced. Leak is fixed; a cosmetic stain remains on the floor behind the toilet.- Tub skylight has a hairline crack between layers. It does not go through to the outside and it does not leak.- Awning vinyl is frayed and shows wear. The arms and mechanism work.- Sofa bed cushion is flattened - usable, but you can feel the boards.- Bathroom vent fan works, but the plastic is sun-brittle and should probably be replaced.- The sink had a crack at the drain that was sealed before I owned it. It does not leak.Everything else functions - both slides, AC, furnace, appliances, wateron city/park hookup. I have owned it since 2022.Priced $11,500 OBO - under NADA low (~$12,600) for this floorplan. Theprice reflects the items listed above. I would rather tell you up frontthan have you drive out and find them.
