Meet Theo, a furnished and custom-rebuilt Gulf Stream Sun Voyager transformed into a comfortable tiny home on wheels.

This is a 2006 Gulf Stream Sun Voyager 8389MXG, approximately 38 feet 9 inches long, built on a Workhorse chassis. The odometer shows 52,902 miles. We purchased Theo in 2018, completely reworked the interior and made it our full-time home for more than seven years.

Theo is best suited for someone looking for a furnished mobile home, seasonal residence, snowbird base, extended-stay coach, remote-work space or a lower-cost alternative to a park model. It is a distinctive setup that allows the next owner to move into an established living space without starting from scratch.

CUSTOM INTERIOR AND FULL-TIME LIVING SETUP

The interior was substantially customized after we purchased the coach. Improvements include new flooring, a complete interior repaint, updated bathroom fixtures, modified cabinetry and fixtures, added sofas, a new mattress and numerous other changes throughout the coach.

The result is much more than a standard older motorhome. It has the feel and function of a small furnished home, with comfortable living areas, a king-size bedroom, kitchen, bathroom, storage and a dedicated workspace.

MAINTENANCE AND IMPROVEMENTS

The coach has been maintained and updated during our ownership. Selected improvements include replacement rooftop air-conditioning units, a replacement water heater, water-pump replacement, updated exhaust components, newer tires, four shocks, a Safe-T-Plus steering stabilizer and a new chassis battery.

The generator and house-power systems are currently working well. The appliances, plumbing and major coach systems are also currently working to the best of our knowledge.

CONFIGURATION AND CONDITION

Theo has primarily been used as a stationary or extended-living home and was generally moved only several times per year. The original passenger area has been converted into a compact office and workspace. There is one legal belted travel seat, the driver's seat, so this coach is best suited to a solo owner or buyer who will use it primarily as a furnished living space rather than as a family touring motorhome.

This is a nearly 20-year-old custom coach, and we want to describe it honestly. Known condition items include:

- Stable crack in the windshield
- Clear-coat fading and oxidation on portions of the front and rear exterior
- Cab and chassis air conditioning is weak and gets hot
- One awning arm sticks and needs attention
- Normal age-related items associated with an older motorhome

The coach is being offered as a unique, furnished, working living space, not as a new motorhome or a bare weekend coach. Buyers are welcome to inspect the coach, systems and included equipment carefully.

OPTIONAL GOLF CART

A separate 2002 Club Car Precedent DS gasoline golf cart is also available by separate agreement. It is a clean, practical four-passenger resort-use cart with a rear-facing flip seat and utility platform, roof, windshield, mirrors, seat covers, custom graphics and a front LED light bar.

The golf cart is not included in the RV asking price, is not street legal and is intended for private-property or RV-resort use only. The RV buyer will have the first opportunity to purchase it separately.

OPTIONAL SITE ARRANGEMENT

For a buyer who wants to keep Theo in the area, a separate site or lot-rent arrangement may be available at approximately $500 per month through April 2027, subject to park approval and separate terms. Electricity is separate, and the site arrangement is not included in the RV asking price.
