Selling my Keystone Impact 312 toy hauler. Its in fair overall condition and has mainly been used for storage and as a place to live for a couple of years, not constantly hauled around. Its a solid option for someone who wants an affordable livein setup on San Juan Island or a base camp and doesnt mind tackling a few repairs.

Upgrades & systems

Ondemand electric hot water heater installed provides effectively endless hot water as long as youre on 50amp service.

Propane water heater is still present and was working the last time it was used; Ive primarily used the ondemand electric system for hot water.

HVAC: Roof A/C works and should still cool the rig as expected.

Propane furnace: The furnace itself works, but it should not be used in the current setup because I laid down a thin carpet material over the floor in that area. Ive been using electric space heaters instead for heat when needed.

Known issues, past repairs & condition (fair please read)

Septic/holding tank: There is a faint issue related to a crack in the upper portion of the septic/holding tank.

There is no septic liquid leaking from the tank and no noticeable septic smell inside the trailer in normal use.

The crack allows some gasses to escape from the top of the tank under certain conditions, so a new owner should plan on repairing or eventually replacing the tank at some point. Ive priced the rig with this in mind.

Slideout floor: The floor in the slideout had previous water intrusion, and while it is usable, the floor may eventually need to be replaced with new plywood to bring it back to 100% solid.

Bathroom floor: There was water damage in the bathroom from a previous owner. This was addressed by doing an epoxy pour inside the bathroom floor area to seal and stabilize it.

Front delamination: There was delamination at the front of the camper from a previous owner. This has also been repaired using epoxy to stabilize and seal that section.

Exterior and interior show normal cosmetic wear from age and use (scuffs, dings, general wear).

Systems (power, water, appliances) function to the best of my knowledge, but its not a new trailer and could use some general TLC.

Why its priced where it is

I bought this toy hauler for around $35,000 about five years ago. It has gotten some use since then and has the issues and repairs mentioned above, so Im asking roughly $7,000 less than what I paid to account for age, wear, and the work a new owner will likely want to do. As it it's a totally functional unit to live out of.
