2012 Dutchmen Kodiak 290 BHSL Travel Trailer Seasonal Camper As-Is - $4,200 OBO

Selling our 2012 Dutchmen Kodiak 290 BHSL. The camper is currently set up at a seasonal campground in Howard, Oh and is still being used, but we have decided to sell it.
I want to be completely upfront about the condition. This is not a perfect camper and it has some significant issues, which are described below. However, the major systems and appliances are currently working and the camper is usable.
WHAT WORKS:
A/C
Furnace/heat
Refrigerator

Electrical system
Slide-out
Slide-out awning/cover
Main retractable awning
KNOWN ISSUES:
The camper has major delamination of the front cap. See pics. This is readily visible and will most likely need to be addressed by the next owner fairly soon. There are no signs of any water leakage inside, around that area. Which is above the Master Bedroom. There is some wall separation inside the upper cabinets above the bed there, but again, no signs of water leakage there.
There was a water leak we discovered last year at the right/passenger-side rear corner of the bunkhouse. The leak was repaired last summer (2025), and there is some wall damage in the bunk area, around that rear corner. The area around the outside kitchen hatch still appears to have an issue. I do not see water/moisture in the outside kitchen, but it smells musty when I open that hatch and it appears as if hatch/door itself is becoming saturated or that there may still be some moisture getting into that area.
There are a few soft spots in the flooring:
One near the entrance door
One around the kitchen area
One in the bunk area
Based on what we have observed, these soft spots do not appear to be associated with the known rear water leak, but we cannot determine or guarantee their exact cause.
The microwave stopped working this spring and does not currently work.
The main retractable awning works, but the fabric has some minor holes.
The original dinette table has been removed, although the dinette benches remain.
The couch has also been removed.
CURRENT USE:
The camper is currently set up at a seasonal campsite and is still being used. The major appliances, A/C, heat, plumbing, electrical system, slide-out, etc. are functioning.
The camper has been kept at the seasonal campground and has not been towed on the road since 2019, other than being moved between the campsite and on-site storage.
The 290 BHSL has a great bunkhouse floorplan and offers a lot of usable space. It could be a good opportunity for someone looking for an inexpensive seasonal camper or for someone comfortable making repairs and improvements.

The camper is being sold AS-IS. The known issues above are being disclosed so the buyer can make an informed decision. Buyer is welcome and encouraged to inspect the camper thoroughly before purchase.
