Layout (Excel TS)
The TS floorplan: rear power sofa that folds flat at the touch of a button into two twin beds, a queen, or bridging with the side cushions a king. Removable table for the rear lounge. Rear sofa has three-point seat belts. Two additional side seats (no belts) that mostly earn their keep as ottomans and as part of the bed build-out.
Private wet bath sit-down shower, sink, vanity. Toilet recently replaced.
Kitchen 3-way fridge (AC/DC/propane), 2-burner propane cooktop, microwave, sink
Rooftop A/C cools hard and cools where you need it: the vent sits directly over the bed and adjusts to blow straight down, forward, or both. It has kept us comfortable sleeping through Texas summer nights. Propane furnace for the other end of the year.

Upgrades
Eco-Worthy LiFePO4 lithium house battery. Stable 12V power with none of the voltage sag of the lead-acid it replaced.
Aftermarket sway bar (previous owner). It tracks and settles noticeably better than a stock E350 minimal wander, composed in crosswinds. This van drives well.
New remote-controlled roof vent fan multi-speed, high volume.
New RV toilet.
Upgraded stereo with Android Auto/Apple Carplay
Condition the honest list
Interior is clean and presents very well: a couple of expected worn spots on the upholstery, nothing torn or broken. Fiberglass shell is solid. Exterior decals show typical sun fading for a 2005; the body underneath is in good shape.
What a buyer should know before driving out here:
The awning sticks when deploying. The awning itself is in good condition it just needs persuasion to open.
Missing two hubcaps.
Some of the snaps on the curtains have come undone
