2018 Rockwood Roo 23BDS. The Unicorn of Roos!!! Pre Covid built right. Forest River manufactured the 23BDS for 3 years, 2018,19, and 20. This is the best of both worlds! It’s a hybrid with a tent and you can turtle over with just the murphey bed if needed. It’s light weight and can be towed with a 1/2 ton truck. Great couples camper or bring the family as it sleeps 6 comfortably. The tent is a queen, dinette is queen, and the murphey bed is queen as well. It has all the amenities, Corian countertops, 3 burner stove w/oven (oven has never been used) an exhaust fan, microwave, refrigerator w/freezer (propane or electric) and an enhanced fan cooling system , a 32” tv that is removable and can be placed outside, Bluetooth stereo with soundbar and outside speakers, nice bathroom with large shower, large sink and a porcelain upgraded Dometic 310 toilet w/slow close wooden lid and large closet for towels etc. The tip out tent has a heated mattress, a fan/light and a 12” tv on an adjustable wall mount. Overhead net storage and custom fit Reflectix panels for the windows for extra insulation. The screen door has a handle for easy closing and the door has an upgraded RV Lock that is keyless and comes with 2 remotes. (The keypad in the picture will be replaced) There are 2 Maxxair fans in the ceiling that have upgraded covers so you can use them while it is raining. The windows are tinted and frameless and come with pull down shades. The slide has an upgraded topper awning as well. LED ceiling lights throughout. The murphey bed has a Serta mattress and has a jackknife sofa. The a/c has enhanced ducting for better cooling and there is a propane heater as well. Moving outside the tires are Goodyear Endurance (spare as well), electric brakes, full length awning, 2- 20lb full propane tanks, a newer 12v Duracell deep cycle battery, and blue LED front docking light. The fold down steps have carpet and an enhanced Lippert support system on the bottom step to prevent shaking when using them. 30 gallon each, gray and black waste tanks, and a 45 gallon fresh water tank. The black tank has a flush system too. There is an outside shower. It will also come with a never used new outside grill that mounts on the wall. There is also a mount for a rear camera system if you decide to install one. The outside has been ceramic coated and there is no delamination or damage anywhere. There have never been any leaks and never has had any water damage. All access panels have upgraded tumbler locks for extra security.
