This 23IKSS features dual opposing slide-outs (one on each side), providing the most interior floor space of all Rockwood Roo models. I have owned this unit outright since 2017 and it has been kept clean and professionally maintained.

OWNERSHIP AND MAINTENANCE HISTORY

Ownership: Single owner; clear title in hand.

Professional Service (2023): Service by Jefe's RV Service included repacking bearings, adjusting brakes, and a full awning replacement.

Routine Care: Plumbing winterized annually. Wheels greased via EZ Lube system every year regardless of mileage.

Recent Updates: New water pump installed Sept 2025. New Duracell battery (manufactured Feb 2025) installed Spring 2025.

SYSTEM AND APPLIANCE STATUS

The entire plumbing system, both slide-outs, and all appliances are in good working order, including:

Kitchen: Stove, oven, microwave, refrigerator, and external grill.

Climate: A/C unit, furnace, water heater, and original plug-in heated mattress pads.

Structure: Tents do not leak; zippers and seams are in good condition.

ELECTRONICS AND MEDIA

TV: Included aftermarket unit. Please note it is NOT 12V DC and requires standard plug-in power.

Electical Wiring: All electric switches and outlets are in good working order. USB ports are in good working order.

Audio: Bluetooth-capable stereo for mobile streaming. Physical CD player is non-functional (rejects discs). All speakers in good working order.

CONDITION NOTES

Tires have good tread and no cracking; DOT date codes are 2019 (5+ years old). May want to budget for replacement in the next couple of seasons depending on use.

Accessories: Includes original factory equipment and the noted TV only. No aftermarket hitches or extra gear included.

TERMS OF SALE

Payment: Cashier's check (verified at issuing bank) or Bank Wire Transfer only.

Transaction: Sale and title transfer to be completed at a local bank branch for mutual security.
