Incredible value here. I’ve got too many projects so this one isn't going back in the barn and is priced to move quick. My loss is your gain so act fast.
RV is actually the 23D model which has, by far, the best layout/floorplan, especially for the driver. I bought it 15 years ago and it served me well although it has been parked in the barn and was used mainly as guest quarters for the last 7 years.
Engine- one of the last of the Ford big blocks (so fuel-injected). Never had an issue. Runs smooth, plenty of torque, simple, and virtually bulletproof.
Transmission- decent shape with no slippage. Main seal has small leak only when rig is hot and will need eventually replacement but currently not an issue.
Brakes- solid although ABS light is always on despite dealer intervention. Seems to be a sensor issue as brakes work fine.
Tires/suspension- all completely replaced when I purchased meaning the components are a decade-old but have very few miles on them. Rig was stored in a heated barn and there was zero UV exposure to tires
Gas systems- stove, oven, hot water heater, fridge, furnace: all work fine although none have been used since RV put in barn
Electric systems- water pump, A/C, microwave, fridge, outlets, lights: mostly work fine. A few lights are out but would strongly recommend next owner replace all lighting with LEDs
Plumbing- no leaks, strong pump. Sinks, showers (both inside and out) functional. All external black/grey water drain pipes replaced.
Body- It had several leaks when I purchased it, including a fairly extensive one front right, which I had professionally repaired and then kept it in barn when not in use. I also recently resealed the roof when I pulled it out of barn and put in yard. Put it under a carport and its fine now but it absolutely needs more TLC, particularly around the edges/seams, and needs to be resealed if its gonna be outdoors.
Other- awning hasnt been extended in years so its a crapshoot how functional it still is.
Generator is currently pulled out. 4k Onan always finicky so I carried new, smaller ones in tub and used empty gen bay for storage. If you want gen, it’s yours, but gonna have to remount. I also have extensive documentation for all work and every onboard system that will go with the rig. It is in need of new batteries and currently only starts with a jump.
Overall, while not perfect, there is serious value here. To be clear, I am selling as-is, and while I have in good-faith tried to represent all issues, there will certainly be some work involved bringing this RV back to full readiness. But a drivable, livable RV at this price is hard to find and after a bit more time/money invested you should have a solid RV for years to come.
