3 slide outs, queen bed, futon that folds into bed, washer, dryer, fireplace, central vacuum, aluminum slide out front porch, basement storage, electric or lp gas system with dual battery backup, power awning and gooseneck adapter for fifth wheel for air shock towing (can be removed easily). This is a heavy duty all weather camper with insulation for winter camping (all season water system) or live in it full time. This is an older camper but well maintained and was over $100,000 when built in 2004. It has delta faucets, and top of the line systems. I have all owner manuals and instruction booklets from original sale. Stabilizing tripod included for when vehicle is not attached.

The Central Air motor was just replaced in 9/2025. Tires and new spare are less than two years old with 200 miles on them. The tires have covers installed. New electric waste valves were purchased to upgrade from manual but not installed yet. These are included.

Only update would be replacing 1 of 3 covers that pull out over slides to keep leaves off, if you want to do that. They are getting old. Everything else is working well.

This is a great setup for extended travel for two adults because of the spacious rooms and open floor plan. We used futon and air mattress if we brought kids. This is a "must see" quality camper. ** Recliners in picture are NOT included.
