We are including the weight distribution hitch, Tire Minder TPMS, Haloview backup camera, an upgraded queen mattress, wooden stove cover, and closet shelving. The tires were replaced 2 years ago. We have the owner's manual for the camper, appliances, furnance, water heater, hitch, TPMS, and backup camera.

This camper has been well maintained and is very clean. In January 2024 we had a full inspection and maintenance performed, including:

• battery inspection
• tire, brake, and axle inspection
• propane leak test
• test of propane and smoke detectors
• inspection and annual service of water heater, AC, and refrigerator
• inspection of water system and holding tanks
• inspection of all electrical outlets for voltage and correct polarity
• roof cleaned and resealed
• wheel bearings repacked

It has a full bathroom with a tub/shower combo and a big closet with plenty of space for hanging clothes and shelves for towels. It has a mid size fridge and a 3 burner stove with an oven. All appliances work very well, including the AC and furnance. It has an outdoor shower. There is a front storage compartment that runs the width of the trailer. There is more storage space under the bed. There is plenty of storage in the kitchen; overhead cabinets, drawers, storage under the benches, and space under the couch for storage containers. The cabinet under the sink has space for a trash can, cleaning supplies and trash bags. The Jack-knife couch and the dinette turn into beds.

There is a small dent on the front corner, and there has been a small leak in the roof which was promptly repaired and hasn't leaked again. No other water intrusion.
