This potential development opportunity is in the form of 106 acres comprised of five contiguous parcels along the Virginia / North Carolina border to develop a high end, 454 site luxury RV resort within minutes of the new Caesars Palace Hotel & Casino to open in early 2024. Two of the five parcels are zoned commercial and sit on Hwy. 58, a major arterial corridor.

Caesars Entertainment Casino Coming to Danville, VA

Located 5 minutes away from the subject property, the allure of Las Vegas’s magic, neon lights, and around-the-clock gaming will be coming to the Virginia/North Carolina border. After a casino referendum passed by a comfortable 61-39 margin, the Danville City Council and its preferred casino partner, Caesars Entertainment, have broken ground on Caesars Virginia. Caesars Entertainment Group, which operates Caesars Palace in Nevada, has several hotels and casino affiliates throughout the country. Now, as soon as 2024, Lady Luck will be coming to the Old Dominion.

Named “Caesars Entertainment Casino” the $500 million dollar facility will feature 500 hotel rooms, a 2,500-seat entertainment venue, countless restaurants, and bars, and a 35,000 square foot conference center. The casino will also feature 2,000 slot machines. This is 626 more slots than Caesars Palace. But the slots are just the beginning. In addition to these machines, plans are underway for 16 poker tables, 75 “table games,” and a sportsbook, where visitors can bet on certain competitive events.

Caesars Entertainment Casino was designed by Marnell Companies. This is the Las Vegas-based architectural firm’s only project at the moment. If the casino is anything like the one in Nevada, it will be modeled in an updated neoclassical style. Marnell is the architect behind the casino operator’s Caesars Palace convention expansion as well as behind iconic Vegas properties such as the Bellagio, Wynn Las Vegas, and Park MGM. In December, Caesars Hotel & Casino broke ground with the demolition and site work. It is set to open in early 2024.

Martinsville Speedway, located 15 minutes west from the subject property, hosts the NASCAR Cup Series races every year since the division’s inception in 1949. At .526 miles in length, Martinsville Speedway is the shortest track on the NASCAR Cup Series circuit. Because of its small size, tight corners and unique shape, described most often as a paperclip, Martinsville offers some of the most exciting and close-quarters racing in the sport. Also, because of its size, fans are closer to the action than any other track on the circuit. The cars are never more than a few hundred yards away and sometimes they seem close enough to reach out and touch.

Virginia International Raceway (VIR), located 15 minutes east of the subject property, was recently chosen as one of Car and Driver Magazine’s top six road courses in the nation, is located less than a half-mile from the North Carolina/Virginia border, just outside Danville on the banks of the Dan River. It is a multi-purpose road course offering professional and amateur auto and motorcycle racing, as well as a wide range of track events. Each year, VIR draws tens of thousands of spectators for some of the best road racing in the country.

Nestled in the heart of Southside Virginia, Goodyear Golf Club, located 10 minutes south-east of the subject property, was designed with the flow of nature in mind. The course follows the gentle contours of the foothills, through dense woodlands and meandering streams. Wildlife abounds as natural habitats remain untouched and preserved. Deer, turkey, groundhog, red fox, and rabbit are just some of the species that choose Goodyear as their home.

Vineyards. No matter where you travel along the North Carolina / Virginia border, you’ll discover fascinating regions with vineyards and wineries producing intriguing wines. Virginia has five distinct climate regions: the Tidewater, Piedmont, Northern Virginia, Western Mountain, and Southwestern Mountain. Each provides a temperate climate that’s not too hot or cold for extended periods. Given Virginia’s varied grape-growing sites with ideal soil conditions, fine wines now come from all over the state.

Home to more than 100 wineries, North Carolina’s history in wine dates back to Sir Walter Raleigh whose shipmates reported an abundance of winegrapes along the Atlantic shoreline. The Mother Vine on Roanoke Island still stands. It has been growing and producing scuppernong (Muscadine) grapes for five centuries. Today, North Carolina produces native Muscadine wines as well as European varietals like Chardonnay, Cabernet Sauvignon, Cabernet Franc, Merlot, and Syrah, planted in the state’s Western and Piedmont regions.

Some of the top vineyards and wineries in the Piedmont region such as Autumn Creek Vineyards, Three Sisters of Shiney Rock Winery & Vineyards, Tunnel Creek Vineyards, The Homeplace Vineyards, Hamlet Vineyards, Hunting Creek Vineyards, Stonefield Cellars Winery and many others are located within or less than an hour’s drive from The Palace Resort and Cesar’s Palace in Danville, Virginia.

The Palace Luxury RV Resort is being designed as a high-end, luxury RV resort with an ancient Roman theme to compliment the new Caesars Palace Hotel & Casino under construction and scheduled to open in early 2024 just five minutes away. The Resort will consist of 454 RV sites, 51 sites with “casitas” and feature a collection of first-class resort style amenities such as Roman-style pools & spas, restaurant, bar & grille, Clubhouse with entertainment rooms, gym, tennis and pickle ball courts and many other features.
