Jan’s Campground is 1 hour east of Cleveland, located next to Mosquito Lake, the second largest inland Lake in OH, and borders Mosquito Lake National Park. The lake and national park offer a variety of activities, with the top attractions being fishing and boating. Jan’s Campground offers excellent amenities, including a concrete boat ramp with two docks for easy access to the lake, a pavilion with attached kitchen and small stage for events, an on-site swimming pond, full-sized sand volleyball court, cement half-court basketball area, large fire pit with swinging benches, bath house, and a laundry facility. The campground has been owned by the same family for 80+ years and the majority of tenants have returned for many years.

Jan’s Campground consists of 125 total active lots with 120 RV lots and 5 cabins. There are 114 rented RV lots, 3 vacant RV lots, 3 RV lots with tenant owned mobile homes on them, 4 seasonal rental cabins, and 1 nightly rental cabin. The campground is open for 6 months of the year, typically starting around April 15th, and closed for operations the other 6 months. The campground currently offers only seasonal rentals of every unit at a rate of $1,600 per 6 month season. The only exception is the nightly cabin, which rents for $190 per night and is historically occupied about 50% of the season. Revenue is also generated through the sale of ice and firewood, pavilion rentals, sewer pump-out fees, and electric bill backs. There are roughly 4 acres of farmland on the property that are leased for $55/acre/year. This lease can be terminated at the end of any given farming season. The boat ramp and docks and the path to them is on land owned by the US Army Corp and is leased to the campground for 5 year periods at a rate of $2,600 per 5 years, or $520 per year. The lease will need to be renewed this year and the rate will likely increase slightly.

The park is serviced by a waste water treatment plant (WWTP) and well. The WWTP is new, installed in 2021. It is an EPA approved sand mound system. Blackwater is pumped directly from RV’s for a fee of $25 per pump-out and brought to the WWTP. Some of the cabin and mobile homes have small septic tanks that are also pumped out when needed. There are “greywater wells” at each site where water from things like shower runoff and laundry run-off are seeped into the soil. The well is in working order and believed to be rated to service almost twice the current lot count, but this has not been verified. The well requires testing each month of the 6 month season. The roads are gravel and in average to above average shape. There is tremendous upside to be captured on this campground through bringing the seasonal rate to market, offering more nightly/ weekend/weekly rental options, offering more event reservations, and adding potential retail sales.
