Description

PRICED REDUCED TO ASSIST BUYER IN CLOSING COST!!!!!

*****PLEASE CALL RON AT 407-509-7988 IF YOU HAVE ANY QUESTIONS AT ALL. THE ONLY FOOLISH QUESTION, IS THE ONE YOU DON'T ASK.***

Over-sized Lot!!!! You own the Deeded site. The site has been professionally graded, trees cut down, stumps ground, dead limbs trimmed and thinned out as needed for safety and to suit our envisioned landscaping plans. The entire front half of the lot is covered with commercial grade weed barrier cloth then covered with 4”s of crushed stone. The stone plan called for 3 different colors placed in different areas of the lot. We lost count of the number of full dump trucks loaded with stone but I think the earths axis shifted a little. All the work was done by a professional landscaper who had some great ideas which we were especially pleased with upon completion. It was about a 8 week project for completion.

The site has 50amp, 30 amp and 120v power as shown in one of the photos. There is also a 120v heater cord to protect the water line from freezing.

The park is gated entry with security staffed 24/7. Property Owners have a different entry lane and their own card to swipe to open their gate. The community also owns marked vehicles which patrol constantly. The community amenities are aplenty. From a beautiful lake (no power boats or motors permitted) to Tennis Courts to laundry facilities to monthly activities (newsletters announce activities) to community pool, beautiful clubhouse overlooking the lake and so much more.

Area amenities are close.

Yes, as an owner you can rent or lease your property as you please. The park used to rent sites, years ago, to traveler’s for short periods of time but to my understanding they no longer rent or lease any sites. FYI, the Office does not help in renting private owner properties either. They do not help rent so there is no commission paid when an owner finds renters on their own. There is an HOA with reasonable and realistic Deed Restrictions. HOA Dues are about $2,400 per year which includes electric, water, sewer, trash disposal, on-site laundry facilities, use of the beach and lake areas, tennis and huge pool.

Please call Ron at 407-509-7988 if you have any questions at all. The only foolish question, is the one you don't ask.
