Magnolia is home to Southern Arkansas University, and several large industrial businesses. This profitable Park has 12 acres with a 1.6 acre pond, a pavilion, a barn for your equipment storage, a dog park, a Clubhouse with laundry and showers and propane service. There are 13 pull through sites with the remainder being back ins. This is primarily a long term park with transient guests being welcomed as well. The Park has 35 original full hook up sites (30/50 amp) with high occupancy. The expanded portion of the Park will have 25 additional sites when fully completed. Guests are currently being booked into completed sites now. Estimated time of expansion completion is April/May 2024 (weather dependent). City water and sewer. Wifi service is some of the best in the industry. There is room for a few additional sites, cabins or RV storage. There is approximately 2.5 untouched forested acre’s. One of the 35 original sites is used as owner/manager site, with a privacy fenced yard and a high quality RV cover. Magnolia RV Park has a 4.8 Google rating. There is no home on the property.
