Description

Extremely well maintained 34 ft. 5th wheel RV. New PVC roof! New hubs/bearings, brakes, and Goodyear Endurance tires, plus 2 new spare tires! Fireplace with heater, shower over bath tub, central vaccume and many additional upgrades to batteries, converter, lights and guages. Extra water pump and air conditioner included. Will include Reese 5th wheel hitch, 5th wheel stand, and trailer cover for winter storage. Set up to carry stand up paddle boards or other equipment!

We are downsizing to be able to access smaller campsites and travel lighter in the future. The price is set below minimal selling price of this specific unit (see NADAguides printout in pictures for this unit) despite having much better than average maintenance and upgrades.
We are non smokers, no pets, clear title, ready to travel!

To answer some important questions right up front:

1) Why the new roof, did previous roof leak? Answer: The initial roof material was Superflex, and we had a number of good reasons not to be satisfied with that material. PVC is a superior roof for many reasons, so we replaced the Superflex before it caused us problems. We implemented an Extreme Duty PVC roof in September 2021 for the main roof. The previous roof never leaked, and we can show pictures of the wood under the roof material taken during implementation. A careful inspection of the unit will verify no leaking issues before or after. Roof vents upgraded to full fans, and skylight upgraded when new roof was installed.

2) Why new hubs/brakes? Answer: In March (2022) we had Camping World work on a wheel bearing issue. Given the amount of use and condition of brakes, and given that we were preparing to downsize and sell, we made investment to bring this important infrastructure back to new to make it more attractive to potential buyer.

3) What is wrong with the RV? Answer: There are some fixes of the skirt along bottom of unit from normal wear & tear, and a small piece of skirt replaced from a brush with a rock in a RV park. The ladder has been damaged and repaired. A couple inside lights do not work, or have been removed because we did not want them. That is about it! All appliances, etc. work fine either because they have always worked fine, or because we replaced or upgraded them.

We have now committed to purchase of our downsized truck camper. If we cannot sell our 5th wheel relatively soon, we may sell to RV dealer for considerably less, and they will certainly sell for more. Take advantage now!
