Great fifth wheel, has air ride gooseneck hitch, been used and loved for 4 years. No complaints! Water Heater only works on propane, time for a new one. Otherwise everything works as it should!

It has never been smoked in, ever. I lived in it for 3 years full time and am a very meticulously clean person.
Notes below:
General notes:The tires are still good although they are the originals from when I bought the RV. I moved it about a dozen times a year at least and trips to New Mexico, North LA, Orlando, sometimes weekend beach trips just to keep everything working. Upgraded the TV to a samsung that is the right size for the space, but doesnt drop down behind the fireplace, although all the mechanics and original mount are still intact.

Upgraded the awnings to the newest version, they are much smoother and quieter than the originals. Bearings repacked and roof resealed every 11 months by the dealership, I take it back to them every November and have them go through the whole thing. Items that “need attention”: Gasket above the "dining room" area is starting to wear and will require replacement. Same above all slides on “drivers side” age related.
Water heater works on propane only, its time for a new one the stock one isn't very good, it was replaced under warranty once already.Generator fuel filter needs to be replaced and the fuel tank should be emptied. After the most recent hurricane I had to use fuel from fuel cans. I just haven't gotten to it yet, but the generator is very well maintained otherwise, new oil every 50-75 hours depending on conditions.
The center couch is delaminating, which they all seem to do, easy to replace I just haven't done it and was thinking of replacing it with recliners.
Theres a little ripple in the "passenger side" lower skirt which you can see in the photo. It's really inexpensive to replace the piece it just doesn't really stand out so I haven't done it. Front Cargo area has a soft spot in floor should be replaced in that section if “perfection" is the goal.
Small soft spot near stairs in dining area, not bad but could use attention.
