Well Maintained Fifth Wheel, Residential Fridge, LP Oman Generator, New Convection Microwave, Hydraulic leveling jacks, Heat pump on living room A/C, Bedroom bed support board replaced with thicker plywood and higher pressure strut cyclinders and openings for sleep number hoses and pump power cord, In house vacumn & attachments, 40 # Lp tanks with additional support built on bottom of access door to protect door frame from weight of tanks when inserting.

Sewer line (used) included, power cord included, jack strut buckets included, rear camera wired to be on when tow vechicle plugged in and headlights on, extra side camera included (not installed), electronic door lock included (not installed), misc other parts or hardware in box.

No smoking in trailer ever.

Repairs Made:

1 - Heater raised off floor more to allow air circulation to prevent linoleum from burning, control board and flame sensor replaced.

2 - Water heater support board improved to prevent sagging if leaks develop, added cold water inlet shut off.

3 - Newer porcelain toilet with spray hose, toilet flange cracked, replaced when rubber coupling added. Sewer line in cargo area replaced with rubber coupling to remove rigid connection to allow flexing during towing.

4 - New convection microwave installed

5 - Roof membrane above left side large slide patched (no issues since) Pictures added to show repairs, repaired with sticky vinyl roof tape first and then self leveling sealant applied. Front bullnose retaining U-shapped strap had screws backing out, added long screws and applied self-leveling sealant.

Flaws?:

1 - Missing one dining chair

2 - Normal wear and tear on slide toppers on large slides (deraveling of stitching, roof taped to stop deraveling in two places. (these toppers do not last forever)

3 - Still deciding to replace kitchen roof vent, warped fan blade or motor mount arms causing rubbing noise while in use. Easy fix, recommend installing new unit with dark lid. Sealant is easy to remove with heat gun carefully.

4 - No mattress in bedroom (who wants a used mattress anyway)

5 - Fridge finish on freezer portion has ding and finish mars. (you can probably order new outside panels?)

6 - Dining slide carpet needs replacing. (2 quarter sized where pile is missing down to backing material, pupply pulled fibers out), No puppy accidents on rug, may need shampooing to remove accumulated dirt.
