TITLE: This is registered/titled in Washington State. I am active military, Washington resident. I paid off the loan on May 13th and anticipate having title physically in hand May 28th. If you buy before then, sale will consist of an official CA bill of sale and current WA registration to allow operation until new title is received. If financing, please verify financing is in place and bank is ok with out of state title before attempting to buy. CA EMISSIONS: motorhome was designed/built to CARB emission standards, there will be no issues with titling/registering/smog in CA.

Rare 31 ft Class C motorhome with bunks, can sleep 10, in very good condition. Overheard queen bed, aft queen stateroom, 2 twin bunkbeds that transform into second dinette, forward dinette transforms into double bed, couch folds down into a short double bed. Based on Ford E450 with Triton V10 6.8L engine. Original MSRP nearly $90,000 and listed well below current NADA retail.

Everything works. Super low mileage, practically still brand new! Special graphics and upgraded cabinetry. Air conditioning/heat. Entertainment system w/surround sound. Motorized TV to watch from upper bunk or rotates out to watch from the dinette/couch area. Generator easily starts/runs everything from a touch of a button. Tank monitoring system - can see the black/grey/fresh water tank and propane tank levels by pushing a button. 2 motorized pop outs/slide outs. Lots of other options, must see to appreciate. Brand new house/engine batteries. AC and main shade awning were brand new last year.

Very good condition with few minor issues, doesn't affect functionality. For full transparency: (1) Couch is faux leather material, color/paint on it is flaking off as seen in pictures. If you want to replace it, this exact couch can be bought for around $600. (2) bathroom mirror is cracked. (3) Small hole in the kitchen counter near the bottom accross from the refrigerator. (4) Small crack under the foot of the bed near the floor. (5) Slide out awnings are showing signs of weathering. (6) The paint is very good and shiny, but there is one small area on top front of overhead cap w/clear coat peeling.
