DIRECTIONS: From French Lick, follow IN-145 south about 7.8 miles to W County 700 S on the left. The property will be a short distance on the left.

REAL ESTATE: A fully operational and very well-kept RV Park and Campground about 7 miles south of historic French Lick and 1 mile from the Painter Creek boat ramp on the 8,800-acre Patoka Lake. Located in the Hoosier National Forest, the property has 50 large RV sites, all with electric, water and some with sewer hookup. The living quarters has a privacy fenced patio area out the back, and a large covered front porch, extra deep garage/shop area that is wired 220 electric, with an overhead door. There is also an open bay shed for storing equipment and other maintenance items. A large vinyl lettered sign was placed at the road for advertisement. Additional advertisement, Facebook page and web site included. Current rental rates go from $37, $47, and $57 nightly. Also offering longer term seasonal rates for $1,200 - $1,600 depending on the lot. As of this advertisement, there are 28 yearly/seasonal sites occupied and 6 monthly occupied sites. All current occupied sites at the time of deed transfer will remain in effect and rents will be prorated to the date of the closing. Current owners will consider helping with transition to new business owners.

TERMS: A 10% buyer's premium will be added to the winning bid to determine the final sale price. Bidding will be online only from 8:00 AM EST on November 2nd until 6:00 PM EST on November 9th.
