LOCATION, LOCATION, LOCATION: Silver Oaks RV Park is located right on State HWY 35 By-pass and Longoria Road in Aransas Pass, Texas. The Aransas Pass and neighboring Rockport area are known as the Texas Gateway to the Gulf of Mexico and the Shrimp Capital of the World.    

 

Silver Oaks is a newly built RV Park, its operations and facilities are comprised of 18 full service concrete sites, City Water, Four Septic tanks, Full electrical service at each 50-30-20 amp RV pedestals, a newly built in 2024 and centrally located, air-conditioned 18’x30’ metal, spray-foam insulated Clubhouse / Office area complete with a wall mounted big screen TV, “fully equipped” kitchen (double-sink, refrigerator, stove, microwave) and restroom; great for social gatherings or available for renting out to special occasions.  Outside the clubhouse is a covered concrete patio with a grilling area and a deep sink. 

 

This RV Park location allows extremely easy access to and from town; you don’t have to use maps to find this RV Park or drive miles and miles to get to it.  As soon as you enter the 300’ x 320’, fully fenced park with its double gate circled entry way, wide tree-lined concrete base / reclaimed asphalt roads, you will notice the attention to detail and overall impeccable condition of this RV Park. 

 

Conveniently located on site is a coin-operated spray foam-insulated laundry facility available for guests. A “private” 10’x16’ Derksen-insulated building with a Maytag Industrial washer and dryer, refrigerator, deep sink, and stand-alone shower is also available for management/staff.  

 

Hi-Speed Wi-Fi is available throughout the park.  At each electrical pedestal, a coax cable connection for an individual internet connection is available, should additional internet be needed for the “work at home” folks.  This would be the responsibility of the guest with no contract required; this month to month service is available through the internet provider Spectrum.

 

STORAGE, STORAGE, STORAGE, Tucked away in the corner is an 8’x12’ spray foam insulated Derksen storage building workshop with covered open patio and a fully covered 8’x20’ Conex storage container.  The park water supply consists of an independent 3000-gallon city water storage tank that is housed and protected under a 10’x32’ covered open metal storage shed that also houses assorted lawn equipment and an Industrial Bad Boy zero turn mower.

 

Copper wire was installed for the “ENTIRE” park's electrical system.  The electrical lines are housed in 2-inch PVC electrical conduit.  Each 200-amp electrical pole services four 50/30/20 amp RV pedestals powered by a 50KV AEP transformer on newly installed electrical poles.  The city water supply is delivered from an on-site 3,000 gallon storage tank with a ¾ hp Goulds water pump that supplies stored city water through a 2-inch PVC “looped” water supply line with a 2-inch “cross-over” line and 6-isolation valves should you need to isolate one area of the park instead of shutting the entire RV Park water system down.  Each RV site has a foam insulation wrapped (freeze protection) ¾ inch water spickets.  A shallow-water well for watering the grass and plants is also available, supplying well water through a 1-inch supply line with 5-foam insulated wrapped 1-inch spickets spaced evenly throughout the park.  The “county-approved” and certified pump to EZ flow septic system does “NOT” require any maintenance contract.  The septic system was installed by a local contractor/resident of Rockport, who is behind his work and is quickly available should you have any concerns. 

 

This “TURN-KEY” investment is a rare find.  All the equipment and extra spare parts needed for the park's electrical, water, sewer, and lawn care/equipment are part of this selling package.   This RV Park has been built to last a long, long time with minimal repairs, if any. Veteran-owned and operated, a retired OSHA Safety Officer of 30 years has meticulously designed and constructed this stunning RV Park from the ground up.  Not just following all building safety codes and environmental regulations, but has also “thought of” and invested in “future preventative steps” for easy repairs, normal maintenance, and storm protection.  “Build it right the first time” is the attitude of the owner.  There is no other RV Park in this, or the surrounding areas that can compete.
