My wife and I acquired 30 acres, 3 miles just outside of Greenville, NC (our hometown) 20 years ago. The property has a 5,000 sq. ft. home consisting of 5 bedrooms, 4 full baths, two car garage and full finished basement. An inground pool and a 6,000 sq. ft. insulated metal building with 4 14' garage doors. It also has 1500 sq. ft. heated and cooled retail/office space with asphalt parking. And 2 half baths.

When we acquired the home and shop they were only 3 years old. The gentleman that built all of this unfortunately passed away 6 months after completion of construction. His widow hung on as long as she could and then sold to us.

We took the remaining property and over time we established 14 full service campsites throughout the property, thus each site occupies approximately 1/4 of an acre per. All but four are located under 150+ year old oak trees (plenty of shade). I established a 3/4 acre well stocked fishing pond that the other 4 other sites I mentioned overlook.

My wife Kelly retired 2 years ago. I retired 1 year ago after 30 years with the State of NC (East Carolina University). I mention this because we proved that a husband and wife team can both work full time jobs and still operate this resort just as we did. We do allow 3-6 month camping. Our only requirement for semi-long term is your unit must be self-contained and must be a 2010 or newer. We are in a college town also with a major medical facility, thus allowing us to stay fully occupied for the last 15 years with parents, grand-parents, aunts and uncles visiting.

I recently had the property divided into two deeds. One is 5 acres including the house, pool, shop and 5 acres. This allows for a traditional 30 year mortgage (620k).
The campground would be 230K. With a 3 year projection formula (please see attached) after that return on investment this allows all income to be turned towards the house, pool and shop.

While camping, you are only a half mile drive from a relaxing game of golf at the public Bradford Creek Golf Course. You may also shop at the many well-known stores in and around Greenville as well as those that are unique to our area. Entertainment and restaurants are also plentiful. Our 3000 sq. foot clubhouse offers plenty of room for entertaining and includes kitchen and bathroom facilities. It is available for daily rental for all types of events.
