Sunshine Scenic Properties, LLC places a full-time, on-site owner-operator team at your park.

Dustin and Renee O’Neal are a husband-and-wife management team with 25+ years of combined guest-operations, crew-leadership, and business-ownership experience. We founded Sunshine Scenic Tours in 2019 to acquire an existing Florida tourism operation, grew it across three vessels and 20 employees in season handling over 1,000 guests a day, and sold it in 2025 for twice what we paid. Renee took the retail operation from $20,000 a year to $140,000. We rebuilt the property with our own hands after two hurricanes and funded every off-season out of in-season profits.

We are not workampers. We take full P&L responsibility: payroll, vendors, insurance, licensing, seasonal cash flow, capital reinvestment, hiring and training, reservations and OTA channel management, rate strategy, grounds, and facilities. You get owner-level judgment on site and a reporting cadence you set.

Through Sunshine Scenic Properties we also underwrite and asset-manage income real estate, and Renee holds an active Florida real estate sales associate license. Hand us trailing financials and we will show you where the money is leaking.
