We are in the beginning stages of developing a 200 space RV Resort in Iowa Louisiana (Calcasieu Parish).  There will be an office, Bar and Grill,  and store. There is an existing Spring fed 10 acre lake which we will add a deck overlooking the lake from the restaurant/Bar.   There will be a Swimming pool, sand beach on the North shore of the lake, putting green next to that with 2 laundry and shower facilities on property, as well as, a dog walk and dog bathroom stations.  approx. 50 pull through spots with the balance of spots pull or back in.  We are looking for investors to help financially to get the infrastructure completed.  We have site plans, feasibility study and an engineer on board with all items planned out.  Approx. 4 million dollars to complete the entire park. 

The goal is to pay back the investors first with an option to earn a percentage of net profit from the park for approx. 12 months after their initial investment has been paid back.  Based on the feasibility study at 65% occupancy the park should net 1.5 million annually after all bills paid.  

Property has been purchased and we need financial help for the infrastructure build. Approx. 80 to 100 thousand cars pass this site daily on I10 going east and west through Louisiana.  The site is approx. 5 miles from Lake Charles so Gambling, fishing, hunting etc. are all close to the resort.
