Items to Consider when Selling your RV Park or Campground:Preparing to Sell your RV Park or Campground
  • Improve your Front Entrance - The first impressions of a new buyer (and customers) will be your front entrance and frontage on the highway.  Just as you want a potential customer to drive in and not turn around before staying for the night you don't want your potential buyer to have a bad first impression.  Make sure that your sign is freshly painted, the entrance road is free of potholes, the grass is mowed, and so on.  A few nice bushes at the entrance as well as some vinyl fencing sections can do wonders to making the park look professionally landscaped.
  • Park Office Exterior - How does the outside of the office look?  Is it inviting?  A fresh coat of paint, some flowers around the perimeter, a welcome/open sign, and removing any trash and junk piles will go a long way to making the place attractive.
  • Park Office Interior - Get rid of the junk files in the corner and organize the place.  Fresh paint and tile/carpet may be well worth it.  After all, this is where you meet your customers and your potential buyer.  If your office is a wreck, then the buyer may wonder how well you have taken care of the rest of the park. 
  • Roads - If you have paved roads with potholes buy some patch and fill them in.  If you have dirt roads, run the grader over them and add some gravel.  Your customers don't like avoiding these nuisances and your potential buyer will notice them as well.  These are simple and cost effective fixes that will more than pay for themselves.
  • Clean up all trash and junk in the park – at least that which can be seen from the street – one person's treasures may be another's junk.  A few loads to the landfill will improve the appearance.
  • Other Common Areas - thoroughly clean the shower rooms and bathrooms - paint if needed - add some deodorizers to add that fresh scent.
  • Get your books and files in order.   The potential buyer will need to review your books and records so that he can understand the business, obtain financing, and make a financial decision on whether to proceed with purchasing the park.  It makes sense to have all this information readily available to serious buyers so there are fewer delays from contract to closing.
  • Prepare list of all equipment that goes with park.  What tools and equipment and supplies will stay with the park and which ones will not.
  • Prepare list of all capital expenditures to show buyers (and their lenders) what you have done and what they won’t have to do.
  Be easy to buy from
  • Prepare an Accurate Marketing Package with Profit & Loss Statements,
  • Don't Hide Anything
  • Return Phone Calls and Emails
  • Come up with a Realistic Asking Price and Terms (if possible)
  • If you do not have a Broker, will you Coop with a Broker and How Much?
  • List of Utility Companies, Contractors, and other Vendors
  • Get a new Personal Phone Number
  • Copies of Surveys, Maps, and other Reports
  • List of Reservations and Long Term Rentals
  • Know your Park and Put on Paper (lot size, full hookups vs partial hookups, electrical amps, etc)
  • Document Expansion Possibilities

  • Separate out the Personal Expenses
