Are you ready for a lifestyle change without
giving up convenience?
Then take up residence on this 42 acre family campground
that has been a part of the community for almost 50 years!
Located in rural PA but is close to major attractions and
interstates. This
property has 2000’ of water frontage with everything from rustic
tent sites to full service RV rentals. The best of both worlds
is waiting for you!
Little Mexico Campground has been a part of central PA since the
early 60’s. Despite its neglect and poor reputation, the
obvious potential was still visible and we couldn’t resist the
challenge. It was a diamond in the rough and we have taken it a
long way in 10 years, but we are ready to pass the reins to
someone new who will polish it so it shines as brightly as we
know it can! Nestled in a quiet valley between Kratzerville and
New Berlin, the only sounds you hear are the children laughing,
the babbling of the creek, and the occasional Amish buggy
crossing the bridge. What makes this property special is
although it is in a rural setting; it is only about 15 minutes
from larger towns that offer every amenity you could need. It
is also within easy driving distance of the Knobel’s Amusement
Park, Little League Museum, Lancaster, Hershey, and Harrisburg.
Most guests are derived from word of mouth and travel an average
of 1 hr 15 min. to get here but we also have loyal guests from
NY, MD, NJ and FL.
The property varies between 250-268 sites depending on ongoing
projects. The sites average 40’ x 60’ and can accommodate rigs
up to 40’. As a general rule we try to keep half the sites open
for overnight guests and the other for seasonal guests. In 2008
we added 3 sites and now have 155 seasonal guests. Since taking
over in 2000 we have increased the occupancy from approximately
28% to 70%. There is also 1 rustic cabin and a 2008 40’ RV for
rent on the property.
There is a well stocked store, garage with 3 bays, LP filling
station, 2 group pavilions, 2 activity pavilions, game room, 40
X 70 owners residence, and a 2 bedroom apartment that is
currently being used as the haunted house.
All electric has been upgraded to at least 20/30 and 90 sites
have 50 amp. About 1/3 of the utilities on the property have
been run underground. We have upgraded 2 transformers and
installed 3 new services in order to lighten the load on the
system. 1 of the shower houses has been renovated and a 2nd
one has been completely rebuilt to be ADA compliant. The
restroom has also been completely rebuilt to be ADA compliant.
One of the major draws is our diverse activity schedule. We
tend to focus on the children with activities every weekend from
Memorial Day through Labor Day, with some activities before and
after the peak season. Our most popular activities are
Christmas in July, Halloween, Cancer Carnival, and NASCAR.
There are 2 playgrounds and 2 smaller play areas and several
large recreation fields. One has a back stop, player bench’s
and bases for baseball. At the far end of this field is a set
of bleachers for watching horseshoes. The 2nd field
is in the center of the property and has the main playground,
mini-golf, and volleyball net. The other 4 fields are
frequently busy with guests playing Frisbee, football, soccer,
quoits, etc. Along the back side of the property there are 3
fishing ponds inhabited by catfish, sunny’s, etc., where you see
guests fishing on a daily basis. 9 of 18 planned mini-golf
holes have been built. Water and electric are also ready to be
installed on the course. The swimming pool is the largest above
ground pool in the USA at 40X60. In 2005 everything from the
frame to the deck was replaced. The only exception was the
filtration system. The liner was replaced again in 2009 as was
½ of the filtration system
Uniquely, we are divided by Penns Creek which is conducive to
canoeing, kayaking, and tubing. An additional income source
could be tapped into if someone wanted to start a livery service
from the campground to New Berlin. We do sell a good volume of
tubes in the store for use on the creek.
This opportunity is ideal for someone looking for a lifestyle
change. It is a rewarding industry that tends to do well in
economic downturns and is ideal for raising a family or for
someone who is looking to run a business that allows for
variety, being outdoors, and is constantly changing.
