The Golden Coach RV Park is located on 9
acres in Cromberg California which is in
the heart of the Feather River country
of the Sierra Nevada mountains. With the
Feather River as well as many lakes and
streams, we are a fisherman's paradise
as well as a golfing heaven with 7
different golf courses within 20 miles
from the park ranging from beginner to
expert. Not to mention the hiking and
other outdoor activities that abound in
our clean mountain air. With Reno,
Nevada only an easy hours drive away,
you have a 24 hour city within easy
access for shopping or a night on the
town. All in all a very nice place to
live and raise a family. Now about the
park itself. We have 51 spaces of which
15 are 50 amp hookup, with all the rest
being 30 amp. All are full hookup with
water, sewer, power and a small cable
system that we own. Our water is from a
very strong well that produces excellent
water with a relatively new pump. The
spaces are nice and roomy with very good
shade from mature pine, oak and cedar
trees. Many sites are pull throughs .We
have a nice group area for group
activities. We also have full bathrooms
with hot showers as well as a small
launderette. The local Post Office is
also located on the property as is the
only store for 5 miles. They reside in a
doublewide mobile home that is about
1500 sq ft. The park is about the hub of
the town. As I said we have 9 acres but
the park only takes up about 5 acres so
there is good room for expansion if
desired. Along with the park comes 4
outbuildings, a 4 year old park model
for rental as well as a managers/owners
home. It is a doublewide mobile home
approximately 1700 sq ft,2 bed,2 bath.
It is in very good shape with a nice
floorplan. Now, we are looking for
someone with outside capital or someone
who sees the investment opportunity and
does not need for the park to sustain
itself right now for, you see, with fuel
prices taking a very big jump in the
last few years, our bottom line has
suffered. But we have implemented a
solid business plan to solidify income
long term and gene!
