The plans for the 20 acre RV park included 2
separate areas of sites. On the east side are presently 66 sites
with water hookups. The center 7 acres is a low spot and stands
in water when the monsoons come in summer, so we made 4 lakes
and graded it to run into the lakes. The west 7 acres are on a
gradual rise and is permitted for 55-80 spaces. The east side
has a 100 year old barn on it to which we built a corral and put
in stalls for catering to horse people needing to let their
animals out for a night or so during their long trips. So the
east side is done in western facade, with 2 palm trees at the
road that leads to thru the lake area and up to the west 7 acres
which will be done in tropical. At the brink of the hill will be
a hand made volcano with a sort of another electric palm tree
that spews fireworks whenever you want it to, which will be the
eruption. Then rope lights down the side of the volcano to
represent lava. This flows into one of the lakes already
positioned at the bottom with a red underwater light to
represent the lava going into the water. Right at this site
would be a fog machine from Halloween, making steam where the
"lava" hits the water. On the plans are Kiosks that will have
different kinds of food and niknaks available. We already have a
sno-cone machine, ice cream maker, hot dog machines, popcorn
machine, you name it. This could all come later. The immediate
concern to keep the amount of cash layout to a minimum, is to
get 20-25 of the 66 sites finished. My son and I would run the
park and work on the rest as we can. I started building this
park to give my son and I a retirement income and something to
get up for each day--we are both disabled and just wanted
something in our life worthwhile. The local contractor stole all
the money out of my checking account that was for finishing the
park plus all the tools he could walk off with while I was gone
buying materials. The labor force was drunks and dopers so
nothing got done unless I did it. I have a crew now that is
dependable and know what they're doing, but I have no finances.
I did open up on Oct 10,2007 because everything was in place for
an opening and to get some income in, but my health and lack of
finances caused me to close it down. I sold it holding the note
and now I have it back with baggage. I am looking for someone (a
buyer, financer, a partner) to put in $280,000.00 which will get
rid of the other guy and includes financing to get the 66 space
side up and running. The local contractors turned in bids of
$1.2million to $1.5million to build the park. That's when I
bought the equipment and material and my son and I with a few
workers started building it ourselves. There are already in
place 66 spaces on the east end of the 20 acre property with
water connections in place. I have only 6 of those with electric
and septic hookups. We have an on-site pit with excellent fill
dirt we were using to grade the sites as per the county permit I
spent 2 years and lots of $ procuring. My crew could go in there
for $120,000.00 and get at least 25 spaces operational and use
that income to finish the other sites. I will put in solar
instead of dealing with the electric company. There is already
electricity, water, and septic on site. I need to finish
leveling, put in the solar system I have in mind, a few more
septic tanks and hookups, and put down gravel. I already have a
lot of plug-ins for the eclectic boxes, faucets, pvc pipe, 2
backhoes on site, dump truck, other equipment and materials. I
don't know this web site yet, but I'm hoping I can down load
some pictures during the construction we already did. If you are
at all interested in investing in something that would pay great
dividends, and rv park is the way to go. The RVers aren't about
to stop traveling because it's their entire lifestyle they say,
