RV Park Boot Camp
To Be Held Near San Antonio, Texas on October 2nd, 3rd and 4th.
RVParkStore.com, the nation's largest website devoted to
investing in the RV Park industry, has announced that it will be
holding an RV Park Boot Camp in New Branfels, Texas (Between San
Antonio and Austin) on the weekend of October 2nd, 3rd and 4th.
This event will cover all aspects of owning and operating RV
parks, including finding, evaluating, negotiating, doing
diligence on, purchasing, managing, operating, marketing,
financing and selling RV parks. It will look at the full
spectrum of RV parks, from 1-star gravel road parks to 5-star
parks with pools, clubhouses, miniature golf and live
entertainment. This will give attendees a feel for the many
different types of RV parks, so they can decide what works for
them.
The course is based on classroom instruction and field study -
walking around real RV parks and seeing what the business is
like in a real world perspective. It is taught by Frank Rolfe
and Dave Reynolds, who have owned and operated over $100,000,000
in Mobile Home and RV Parks. There experience is augmented by
several expert guests, and many real RV park owners.

RV Manufacturer Sales And RV Park Occupancy
Show Huge Difference In Market.
RV manufacturers are posting some of the worst sales in history,
with unit sales plunging from 390,000 in 2006 to an estimated
137,000 this year. On top of that, about 12% of RV dealers are
expected to go out of business this year. Pretty scary stuff if
you are in the retail part of the business.
Yet RV park attendance is not down that significantly. Many RV
parks are showing actual increases in occupancy since the banner
year of 2006. So how can parks and the industry be so different
in their outlooks?
RV Park Attendance Is Based On RVs Already On The Road
If they never sold another RV, there are already plenty on the
road to fill well-located RV parks. Of course, over time, we
need new RVs to take the place of those that wear out every
year, but that's only a small subset of the RVs on the road.
That banner crop of RVs sold in 2006 will be on the road for at
least 15 years or so.
If even 1 RV is sold per year, that's good news for park owners,
although doomsday for manufacturers and retailers.
Even High Gas Prices Don't Stop RV Travel - It Just Alters It
If you own an RV, and gas is $5 a gallon, that doesn't mean you
don't take it places - you just stick closer to home. What the
current high price of gasoline has done is to alter the "flight
path" of where the RVs go. Fewer people are traveling as large
distances. But they are still staying the same number of nights
in parks.
When you buy a $50,000+ RV, you are not going to abandon it
because of high gas prices, you are going to work around that
reality and just drive shorter distances.
The Decline In RV Sales May Lead To Better Things For RV Park
Owners
One of the big changes the RV industry is working on is creating
a new line of RVs with much greater gas mileage and fuel
efficiency. Many in the industry think this is a mandatory
improvement. The current RV gets about 5 miles per gallon, which
is far below the threshold that most owners really want. The
goal of many manufacturers is to learn to build RVs that are
much lighter and utilize other "green" technologies.
Of course, the big beneficiary of this will be the RV park
owners. As RV mileage improves, RV owners will probably put that
extra savings into staying on the road longer, and that means
more nights in RV parks.
Conclusion
Don't let horrible RV sales numbers depress you if you own an RV
park. The effect on your part of the industry is minimal.
However, if you are a dealer or manufacturer, you may want to
stock up on a large supply of Tums.
