Balfour is located 20 minutes up the lake. Kokanee R‘n’R Resort This waterfront property is located just 20 minutes from Nelson and 3 minutes from the free ferry at Balfour. This is one of the most beautiful and scenic properties anywhere on Kootenay Lake. With its marina, sand beach and gently sloping land, those that chose Kokanee R‘n’R Resort will enjoy the best of the best in relaxation opportunities. This year round property is situated so that boaters can board their boat and in 15 minutes reach the open water of Kootenay Lake. On their return, they are protected by the South Arm of the lake. And as the lake never freezes, fishing is excellent all year round. The property is located on the west shore of Kootenay Lake at Balfour, BC. Eventually there will be 56 members and Terracana Home’s high end exclusive recreation resort will provide years of quality relaxation for them. Each member will have lifetime exclusive use to their site which will offer peaceful surroundings, automobile parking and access to the Kootenay Lake beach. The monthly maintenance, utility and service fee is $250 (indexed to 2009). Site usage in the resort is based on a term or lifelong membership agreement with the land owner. Connection to and usage of water, hydro and the sewage disposal system is included. Owners can sell or transfer their membership subject to approval by Terracana Homes. Homes can be rented either by the owner or through a recommended local property manager. THE MEMBERSHIP Eventually, two types of memberships will be available Lifelong and Term . For 2008 – 2009, only lifelong memberships are available. This is because 9 prime membership sites are being sold first. By doing this, the conversion of the beach front property will be done early and those choosing to buy a membership now will not be inconvenienced by the development and construction of the 45 membership sites further back in the property. During the conversion stage, the RV sites at the rear of the property will continue to be rented on a casual basis. For 2009, membership sites 15 – 35 are being redrawn to create 11 sites and 9 are available. The area indicated by Site #23 and #24 has been sold and site #28 has been sold. The lifelong membership has no termination or maturity date. It provides the member with exclusive use of the selected site and the members’ benefits forever. The membership can be sold or transferred, willed and passed on to future generations. Terracana Homes reserves “Right of First Refusal” on all sales to the public and reserves the right to approve new buyers using normal evaluation processes. All members must agree to adhere to the rules and regulations of the resort, respect their neighbor's privacy and enjoy the relaxing atmosphere of the resort. THE HOMES From the date of purchase of their lifelong membership, members have a time limit 2 years to install their park model home in their assigned site. Terracana has developed a minimum standard list of requirements for houses and has selected an exclusive supplier. All homes must be purchased through Terracana Homes. Terracana Homes offers 3 basic sizes of homes for placement in its resorts. All homes are 12’ wide and are manufactured to CSA Z241 (RV) standards, come with a 1-year manufacturer’s warranty and a 10 year structural warranty. FactoryPro Warranty (Pacific Warranty Insurance Services Inc.) sets a maximum of $30,000 lifetime limit on claims. The price for a 44’ home, moved into the park, set up with 5 appliances and a gas fireplace and all taxes included, ready for furniture is $98,000.
